The purchase of a new home can be a very stressful, confusing time in a person’s life, yet there is a little secret to eliminating the feelings of anxiety that often accompany this important decision. That secret is called knowledge, the strong eliminator of stress and confusion. 

The first step in gaining the knowledge you need to pave the way to your new front door is attending a free first-time home buyer seminar. There are many organizations that offer workshops and seminars in your area such as non-profits, churches, and libraries. Also many different loan programs and homeownership grants require you to take these in order to get certification for the program in which you are applying. For these programs be sure the class you are taking has the right certification needed.   

One type of seminar is held by local homeownership professionals – they are offered in many towns and cities across the state. These informative meetings provide a wealth of detailed information from professionals in the field of real estate, home appraisal, residential inspection, homeowner’s insurance, as well as valuable financial information from a mortgage loan officer. Each individual will share detailed information on his or her specialty to provide you with a clear understanding of the complete home-buying process. 

An informative seminar allows you time to ask questions of each individual as it relates to your field of interest. Be sure to check out the company providing the seminar to ensure it is a reputable company. Also be aware that you have no obligation to use the services of these companies and that these seminars are informational only to help you in the process. 

Come prepared with questions in writing, as these seminars are designed to educate you. Use their knowledge! It is your time to inquire and learn without feeling pressured. Become an active participant. Even if you have already started the buying process, it is in your best interest to attend a seminar. Why should I have a home inspection? How much homeowner’s insurance do I need? What if there is a well or septic system on the property I am looking at? How can I receive my credit score, and what does my credit score mean? What is down payment assistance? As a first-time home buyer, do I have choices in loan options? What are the advantages and disadvantages of buying multifamily homes? All of these questions are valid and commonly asked. 

Previous successful first-time home buyers have stated that attending a seminar was time well invested. They felt very comfortable with the relaxed atmosphere and walked away with newfound knowledge. 

If you are ready to become a home (or condominium) owner and are considering the purchase of a larger (or smaller) single family home, multifamily home, or investment property, you would be wise to attend a seminar. Perhaps it has been more than twenty years since you last purchased property. Is it that time in your life when you can finally buy that little place up in the woods to get away from it all? Maybe you have just retired and have your eye on that active 55+ community living complex right in your hometown. Attending a seminar will give you a refresher course in today's housing standards. 

Buying a home is like putting a puzzle together. There are many pieces, all of which need to come together to achieve the goal of homeownership. Attending a buyer seminar gives you the knowledge to make decisions with confidence. Knowledge is power–purchase power! And it just might help you "find your way home."
